RESIDENTIAL NEW HOMES
Custom homes shaped around your site, your way of living and the future you want to create.
Building a new home is an opportunity to create something genuinely personal—a home that responds to its setting, supports everyday life and feels unmistakably yours.
Bespoke Architects designs individual new homes across Geelong, the Bellarine Peninsula, Surf Coast and regional Victoria. We guide clients through the complete architectural process, from early site analysis and concept design to planning, documentation, builder selection and construction.
Every home begins with a conversation about how you live now, what you value and how your needs may change over time.
DESIGNED AROUND YOUR LIFE
A successful new home should do more than meet a list of rooms and requirements. It should support the rhythms of daily life, make the most of its surroundings and continue to work for you well into the future.
We take time to understand your priorities, routines, personal style and connection to the site. This becomes the foundation for a design that balances beauty, practicality, comfort and budget.
The result is not a standard house adapted to fit. It is a considered response to you and your place.

STARTING WITH THE SITE
The character of a new home begins with its site.
Orientation, views, neighbouring buildings, prevailing weather, vegetation, access, slope and planning controls all influence the design. Understanding these conditions early helps us identify opportunities and avoid compromises later.
We consider how the building can capture natural light, provide shelter, create privacy and connect internal spaces with the landscape. Rooms are arranged according to how they will be used throughout the day—not simply placed within a predetermined floor plan.
This site-led approach creates homes that feel settled into their surroundings rather than imposed upon them.
OUR NEW HOME PROCESS
1. Understanding you and your site
We begin by discussing your aspirations, priorities, budget and timeframe. We also review the site, relevant planning controls and the opportunities or constraints that may influence the project.
2. Exploring the possibilities
Through concept and sketch design, we test different ways of arranging the home. We consider orientation, circulation, views, privacy, outdoor connections and the relationship between shared and private spaces.
Three-dimensional modelling helps you understand the proposed form and experience the design before it is built.
3. Planning and approvals
Where a planning permit or other approval is required, we prepare the necessary drawings and coordinate the application process.
Our local experience allows us to identify likely planning considerations early and develop an appropriate response.
4. Detailed design and documentation
Once the design direction is confirmed, we resolve materials, construction details, interiors and building systems.
Comprehensive documentation gives builders clear information to price and construct the project accurately.
5. Selecting the right builder
We can help identify suitable builders, coordinate a competitive tender or negotiated quotation process, review submissions and clarify what has been included.
The objective is to establish a clear and realistic construction agreement before work begins.
6. Supporting construction
During construction, we can administer the building contract, respond to site queries, review progress and assess claims.
Continued architectural involvement helps maintain the design intent and gives you professional support throughout the build.
COMFORT, CHARACTER AND LONGEVITY
A new home should be enjoyable to live in throughout the seasons and designed to age well.
We consider solar orientation, natural ventilation, insulation, shading, thermal mass and efficient building systems as part of the overall design—not as additions at the end of the process.
Materials are selected for their appearance, performance, maintenance requirements and relationship to the site. Interior spaces are designed alongside the architecture so that structure, light, joinery, furniture and finishes form a coherent whole.
The aim is a home with lasting character: comfortable, practical and capable of adapting as life changes.

FEATURED NEW HOMES
GOLF COURSE HOUSE
Connewarre, Victoria
Mid-century character, expansive fairway views and a home shaped around its landscape.
Located beside the 14th fairway at 13th Beach, this split-level home opens towards views of the golf course and surrounding sand dunes while wrapping around a sheltered eastern courtyard.
Cantilevered floor slabs, exposed ceiling beams and an expressive material palette reference the clients’ love of mid-century modern design. Flexible rooms, integrated art display and carefully separated living zones allow the compact plan to work in several different ways.
OUTLOOK HOUSE
Gisborne, Victoria
A resilient rural family home designed around landscape, light and changing family life.
Outlook House responds to a large sloping site with broad rural views and exposure to the Macedon Ranges climate.
Its L-shaped, split-level plan creates distinct areas for parents, teenagers and shared family life. Concrete, timber and weathering-steel elements give the house a robust external character, while timber-lined interiors and carefully framed views bring warmth and connection to the landscape.
GONE WITH THE WIND HOUSE
Lara, Victoria
A grand family home celebrating traditional detail and a highly personal design brief.
The defining element of this two-storey residence is its custom sweeping staircase, inspired by the 1939 film Gone with the Wind. A plaster dome, suspended chandelier and individually designed balustrade create a memorable centrepiece.
Wraparound verandahs, arched timber windows, red brick and tessellated tiles give the house its traditional character. A detached pool house continues the architectural language while creating a peaceful and luxurious retreat.
A COLLABORATIVE EXPERIENCE
Designing and building a new home involves hundreds of decisions. Our role is to make those decisions clearer and help you understand how each one affects the wider project.
Clients of Golf Course House described feeling listened to and supported throughout the process—from navigating planning restrictions and council requirements to reviewing materials, interiors and budget decisions.
They felt the completed home exceeded their expectations and, most importantly, became a joy to live in.
