Using a Leica BLK360 imaging laser scanner, we capture millions of measured points from accessible areas of the building. These are combined to form a registered three-dimensional point cloud representing the visible existing conditions at the time of the survey.
The service can be commissioned as a stand-alone point-cloud survey or expanded to include a three-dimensional Archicad model prepared by our architectural team.

OPTION 1 — EXISTING BUILDING SCAN
A Bespoke Architects team member visits the property and scans the accessible internal and external areas of the existing building using our Leica BLK360.
Individual scan positions are processed and registered to create a coordinated three-dimensional point cloud.

COMPLIMENTARY 360° PHOTOGRAPHIC RECORD
Every Existing Building Scan includes complimentary 360° photospheres captured from the scanner positions.
The photos provide a useful visual reference for:

Doors and windows
Fixtures and visible services
External materials
Building junctions
Site conditions
Consultant discussions
Design reviews after the site visit
The photospheres supplement the point cloud and reduce the need to rely on scattered site photographs during the design process.
They are intended as a project reference rather than professional architectural photography.
OPTION 2 — SCAN + ARCHICAD BASE MODEL
The registered point cloud is converted into an organised Archicad model of the existing building.
This package is suitable for early feasibility work, concept design and projects where the primary building form and spatial arrangement need to be established.

OPTION 3 — SCAN + DETAILED EXISTING BUILDING MODEL
This package provides a more developed architectural model for renovation documentation, complex commercial projects or heritage buildings.
The scope and level of detail are agreed before modelling begins.
The detailed model can include

Detailed modelling is individually quoted from the registered point cloud.
HOW THE SERVICE WORKS
1. Send us the property information
Provide the property address, approximate floor area, number of levels and any available plans or photographs.
2. Confirm the required deliverables
We confirm whether you require the point cloud only, a base Archicad model or more detailed existing-condition documentation.
3. Prepare the building
Accessible areas should be unlocked and reasonably clear. Internal doors should be open where practical, and staff or occupants should be advised that scanning will occur.
4. Site scanning
We capture the accessible internal and external areas of the building from multiple scanner positions.
5. Processing and registration
The individual scans are aligned, processed and reviewed to create the registered point cloud.
6. Digital delivery
The agreed files are issued electronically. If Archicad modelling is included, the model and drawing package are delivered after the modelling stage is complete.
WHY USE LiDAR SCANNING?
Existing drawings may be incomplete, inaccurate or no longer reflect alterations made over the life of a building.
LiDAR scanning creates a dense record of visible existing conditions and can help:

IMPORTANT SERVICE LIMITS
The Bespoke Existing Building Scan is an architectural reality-capture service. It is not a cadastral, title-re-establishment or feature-and-level survey by a licensed land surveyor.
The service records surfaces visible and accessible from the scanner positions. It does not identify concealed construction, underground services, structural capacity, hazardous materials or statutory non-compliance.
Unless specifically included, the service does not cover:
Property boundaries or title dimensions
Survey control tied to an official datum
Concealed roof, wall or floor construction
Underground or concealed services
Inaccessible roof areas
Structural or building-condition assessment
Destructive investigation
Building-code or planning-compliance audits
Furniture, loose objects or temporary items
Areas obstructed by storage, vehicles or occupants
Licensed survey control can be coordinated separately when required.
